Position Summary:
The Director of Maintenance is responsible for overseeing all aspects of property maintenance across multiple sites, ensuring properties are well-maintained, safe, and functional. The role involves strategic planning, leadership, and coordination of maintenance activities to achieve company goals, maintain property value, and enhance the living experience for residents.
Key Qualifications:
Education/Experience:
- High school degree required; college degree preferred in a related field.
- Minimum of 7-10 years of experience in property maintenance, with at least 5 years in a supervisory or management role.
Skills:
- Extensive knowledge of carpentry, electrical, plumbing, HVAC, and appliance repair.
- Proficient in maintenance management software and MS Office Suite.
- Strong leadership, organizational, and communication skills.
Certificates & Licenses:
- Valid driver’s license and current auto insurance.
- Relevant certifications such as HVAC, CPO, EPA Type I and II or Universal preferred.
Expectations:
- Develop and implement maintenance policies and procedures to ensure efficient operations and compliance with safety regulations.
- Lead and mentor the maintenance team, providing guidance, training, and performance evaluations.
- Conduct regular inspections of properties to assess conditions and identify maintenance needs.
- Oversee and manage budgets for maintenance operations, ensuring cost-effective practices.
- Ensure timely completion of maintenance requests and preventive maintenance tasks.
- Coordinate with vendors and contractors for specialized repairs and large-scale projects.
- Monitor inventory and procure necessary supplies and equipment.
- Implement and enforce compliance with all company policies and procedures, as well as local, state, and federal regulations.
- Develop and maintain emergency response plans for maintenance-related incidents.
